What is a mortgage broker?
Mortgage brokers are basically advocates for you when it comes to borrowing money for a property. We work for you to identify the most suitable loan packages and then we advocate on your behalf with the lender to secure the best possible rate and terms.
How much does it cost to talk to a broker? Is it really free?
It is absolutely free to speak to a mortgage broker. We provide the best solution for you and your circumstance and then manage the process through to loan settlement. While we do receive a fee for that service, it is paid by whatever lender you end up deciding on.
What kind of services does VMC offer?
The mortgage brokers at Victorian Mortgage Consultants do everything that a home loan broker does. We first find out your exact needs from the initial consultations and offer you a number of refinancing options based on your situation. Our friendly brokers follow up with you in a timely manner in order to secure the best loan deals, and help you understand exactly what you are singing up for by going through all aspects of your new solution in detail. We continue to provide support even after securing your perfect home loan deal, to ensure that you stay on the deal and are equipped with all the answers you might need for any questions that arise.
How do I apply for a loan?
When you have chosen the loan you want to proceed with, we will complete the application with you to guide you through the process.
What is a loan pre-approval?
Loan pre-approval where we give you an indication of the total amount you will be able to borrow to. It is not a final loan approval but it is enough to get you out there looking for your dream home. Pre-approval does not take long to organise so we can get you out there faster.
Are there any last-minute fees that lenders may ask for?
In some cases, yes there are, but it depends on the value of the property and the amount you have to put into the purchase.
I have no credit history. Will that be a problem?
No, that won’t be a problem. If you are young and haven’t held credit before, or perhaps you have just move to Australia and do not have established credit yet, we can help you with this.
I’m self-employed. Can I still get a mortgage?
Absolutely, we can help. Just because you are self-employed doesn’t mean it is any harder to organise a mortgage. In fact, we have a wide range of loan products that are specifically designed for customers who are self-employed.
Do I have to come to you during business hours?
No, not at all. We will come to you at a time that is most suitable. Alternatively, we can run the entire process by email, internet and phone if you prefer.
Why don’t I just go to the bank myself?
The bank will only give you access to their own products, whereas we have access to hundreds of lenders and their packages. Because mortgage brokers represent competition stimulus for banks we also have the power to negotiate a better deal than the bank will offer you directly.
